Getting the Highest Price for Your Home
Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.

Curb Appeal
A large percentage of home buyers decide whether or not to look inside a house based on its curb appeal--the view they see when they drive by or arrive for a showing. You can help make sure they come inside your home by spending some time to freshen up its exterior appearance.

  • Kill mold and mildew on the house, sidewalks, roof, or driveway.
  • Stow away unnecessary garden implements and tools.
  • Clean the windows and gutters.
  • Pressure wash dirty siding and dingy decks.
  • Keep sidewalks and driveways clean.
  • Edge sidewalks and remove vegetation growing between concrete sections and bricks.
  • Mow the lawn regularly. Get rid of weeds.
  • Rake and dispose of leaves, even if your lot is wooded.
  • Trim tree limbs that are near or touching the roof.

Additional Ideas
If you can budget it, a fresh paint job does wonders for a dingy house. Add a more attractive front door or replace plain doorknob hardware with something more attractive. Add a decorative street lamp or an attractive light fixture to a front porch.

Internal Appeal
Here's a critical bit of home selling advice: don't even think of putting your house on the market until you've taken a close look at its condition. You usually only have one shot at impressing potential home buyers, so take some time to prepare the house for showings. You may be rewarded with a faster sale and a higher offer.

  • Everything from floors to windows must be spotless.
  • Remember to clean the oven and other major appliances.
  • Do not forget to make bathrooms shine!
  • Kill the offensive odors. They're the first thing buyers notice, and often a permanent turnoff.
  • Eliminate clutter.
  • Put away small kitchen appliances and other items that are sitting on countertops and tables.
  • Remove photographs from table-tops.
  • Organize the closets.
  • If there's not a reason to leave something sitting around - remove it!
  • Pack away most of your family photos. Buyers should be allowed to imagine their possessions in the home.
  • Pack up your personal collections, too, so that buyers don't get so interested in looking at them that they forget to look at the house.
  • Remove excess furniture to make rooms more spacious.
  • Plants go hand-in-hand with nearly any decor - living plants, not artificial versions.
  • Add a fresh coat of paint if the walls are dingy or the colors are dated.
